Your electrical decisions close before the plaster does
In a scheme house the developer’s electrician wires to the scheme specification, and your influence is one list: the extras offered before first fix closes. That list is the cheapest moment your house will ever have for extra sockets, data points, outdoor power and EV provision, because the walls are open and the crew is already there. The same socket after handover is a chase, a plasterer and a painter.
So the advice is short and worth money: walk the plans with your furniture in mind before the extras deadline, put sockets where the beds and desks will really go, take EV conduit if it is offered regardless of what you drive today, and keep the Completion Certificate you receive at handover with the deeds. The follow-on county: chargers, garden offices, capacity
Kildare has 10,389 homes built since 2011, a bigger share of the county than anywhere we cover except Meath, and they generate its most common work: additions to installations that are young and sound. A car charger on its own circuit, a garden office on a properly sized supply rather than an extension lead, extra sockets where the developer’s allowance ran thin. Nothing needs replacing; the board just needs ways and sometimes an upgrade to carry the new loads with RCBO and surge protection. Kildare new build: what we get asked
We are buying in a new Kildare estate. What electrical decisions do we actually get to make?
Fewer than you might expect, and they close early. The developer's electrician wires every unit to the scheme specification, and your influence is the extras list offered before first fix: additional sockets, TV and data points, outdoor power, sometimes EV provision. Once the plaster is on, each of those becomes a chase-and-make-good job at a multiple of the pre-plaster price. So treat the extras deadline as the real decision point: walk the plans with the furniture in mind, put sockets where the beds and desks will actually go, and take the EV conduit if it is offered at all.
The developer's extras list seems expensive. Should we just add things after we move in?
Compare like with like before deciding. An extra double socket on the extras list is priced with the walls open; the same socket afterwards involves chasing, plastering and paint, so the gap is usually smaller than it looks once the making good is counted. Data points and EV conduit lean strongly toward doing at build stage, because the routes close when the plaster goes on. Simple additions in accessible locations, a garden room supply, outdoor power off an external wall, price reasonably after handover. What should we receive at handover, electrically?
The Completion Certificate for your unit, and it matters more than most of the handover folder. It is the legally required record that the installation was done and tested by a Registered Electrical Contractor, your solicitor will want it when you sell, and any electrician altering the installation later should ask to see it. Keep it with the deeds. If you have bought and cannot find it, ask the builder or their electrical contractor for a copy sooner rather than later, while the paper trail is warm.
We moved in last year and want a car charger and a garden office. Is that a problem?
No, it is the most normal follow-on work in this county, and Kildare generates more of it than anywhere we cover: 10,389 homes here were built since 2011. Nothing in your installation is degrading. The questions are capacity ones: whether the board has spare ways, whether the supply carries the charger comfortably alongside the shower and the hob, and whether load management is needed. A charger takes its own circuit; a garden office takes a properly sized sub-circuit or small sub-board, not an extension lead. Both are quoted fixed, and additions are certified like any other work. One note: if the house is inside the builder's defects period, tell the builder in writing before the installation is altered.
Do you wire for developers in Kildare?

How do you price new-build work?
Fixed, off the drawings, within 48 hours. For a developer that is the full package price against the programme. For a homeowner it is the same discipline at smaller scale: a written fixed price for the charger, the garden office, or the extras the developer would not do. Changes are priced and agreed in writing before they happen. The reason we can hold a fixed price is that we price the drawings rather than guess at them, and on estate stock the drawings are usually accurate.
