The board is the real Kildare job, so we treat it as one
A board upgrade here is rarely just swapping like for like. The houses are young but the loads are new: a car charger wants its own way and often a load-management device, a heat pump wants proper circuit sizing, and modern boards add RCBO-per-circuit protection and surge protection that 2005 never specified. How much does a rewire cost in Kildare?
€7,000 to €12,000 is a realistic range for a three-bed semi, including VAT and the Safe Electric certificate, and it is an indicative range rather than a quote: circuit count, spec, occupied or empty, and how much making good is included all move it. But the more useful Kildare answer is that most callers asking this question do not need the rewire. On this county's stock the test frequently shows sound cable and a dated board, and that is a different job by thousands. The accurate figure, either way, comes after testing as a fixed written price.
Our estate house in Naas was built in 2002. The electrician says it needs rewiring. Does it?
Get a second opinion before you sign anything, because on a 2002 house that recommendation is unusual. A house of that age was wired in PVC twin-and-earth with an earth on every circuit, the same family of installation being fitted today, and it sits in the band that covers nearly half of Kildare. What dates is the board: grouped RCD protection, no surge protection, no spare way for a charger. There are genuine exceptions, and the way to find them is twenty minutes of testing with the readings handed to you, not an age-based condemnation.
We are in an older terrace in Athy. Is that a rewire?
It is one of the few places in Kildare where the question is genuinely live. The county's 8,939 pre-1961 homes concentrate in the old town cores like Athy's, and a house of that age that was never rewired will carry rubber-insulated cable at the end of its life and probably no earth on the lighting. But most old town houses have been worked on somewhere along the way, so what is actually behind the plaster is a mix. Testing separates the circuits that have failed from the ones with years left, and a partial rewire built on those results is often the honest answer.
The house is a 1970s semi in Newbridge. Which is it?
That is the band where the answer depends on which end of it you are at. Kildare's first commuter estates went up through that band, and an early-seventies house can still carry rewireable fuse carriers with wire in them while a late-eighties one is close to modern. Insulation resistance circuit by circuit, earth continuity, and whether the lighting has a protective conductor settle it. Where the cable tests sound, this collapses from a rewire into a fuse board upgrade, which is the commoner outcome in this county.
Can we add a car charger without a rewire?
Usually, yes, and this is the single most Kildare question we get. A charger needs its own dedicated circuit and a way in the board to carry it, plus load management where the supply is tight. On the county's post-1991 majority the cable is fine and the work is at the board: sometimes a spare way exists, often the board itself is upgraded at the same time so the house gains RCBO protection and surge protection along with the charger circuit. Can we stay in the house while work is done?
For the board upgrades that dominate Kildare work, yes: the power is off for a few hours, typically a morning, and that is the whole disruption. For a partial rewire, yes, room by room with power available everywhere else. For the county's rarer full rewires most people live in one end of the house while we work through the other, and a three-bed typically runs five to eight working days for a team of two, with a day-by-day plan attached to the quote.
Will I get a certificate?
Yes, on the day the work finishes. A Completion Certificate is legally mandatory for electrical works other than minor works, and only a Registered Electrical Contractor can issue one. Ours comes with the test results attached rather than a one-line pass. Keep it with the house papers: a buyer's solicitor will ask for it, and in a county where houses trade as often as Kildare's commuter stock does, it will be asked for sooner than you think.
Do I need a rewire before selling?
No law requires one, and in Kildare the pre-sale question usually resolves in the seller's favour. The surveyor flags the installation, the buyer's solicitor asks for certification, and on this county's young stock a pre-listing test typically shows sound wiring with, at most, a dated board.
