Rewires in Louth. Shared Walls Change the Job.

The smallest county, and the most urban one we work in

910 of Louth’s 3,790 new homes were apartments and only 10.1% were one-offs, the third-lowest share on our patch behind Dublin and Kildare. More than half the county’s building happened around Drogheda alone, 2,068 homes across its two areas, with 1,372 around Dundalk. Add 10,098 pre-1961 homes, much of it town terrace, and the pattern is clear: a large share of our Louth work is in buildings that share walls, roofs or services with somebody else’s home. That does not change the wiring rules. It changes how the cable gets in, what the making good costs, and who has to say yes before we start.

Three things that decide a Louth quote

We test before we quote, and in a terrace that matters twice over

Insulation resistance, earth continuity, loop impedance and RCD trip times, circuit by circuit, in about twenty minutes. In a terrace it does a second job: it establishes what is actually yours. Older terraces were altered repeatedly over their lives, and shared meter positions, borrowed neutrals and circuits that cross a party wall are real finds. Knowing that before work starts is the difference between a planned job and an argument with a neighbour.

Party walls decide the sequence and most of the price

Solid shared walls mean cable is chased rather than fished, and every chase has to be plastered back. Your ground-floor ceiling is somebody's floor. Runs get planned around the rooms you need to keep livable and around a neighbour who did not order the work, which is why noise and access get agreed before the first day rather than discovered on it. Whether the making good is inside the price is the commonest reason two Louth terrace quotes differ by thousands.

In an apartment, ownership comes before wiring

The car park, the risers, the external walls and often the meter positions are common area, owned collectively and run by an owners' management company. So anything that leaves your own front door, a car charger most of all, is the OMC's decision before it is an electrical one. We survey, set the options out in writing, and give the management company the technical answers it needs. What we will not do is promise something before anybody has asked them.

Rewires in Louth: what we get asked

How much does a rewire cost in Louth?

€7,000 to €12,000 is a realistic range for a three-bed semi, including VAT and the Safe Electric certificate, and it is an indicative range rather than a quote. On Louth's stock the biggest single variable is the building type. A mid-terrace with solid party walls carries more chasing and more making good than a detached house of the same floor area, and that shows up in the price before a single material differs. An apartment is different again, because the scope stops at the boundary of what you own. Send the address and the age and we will tell you which of those you are looking at.

We are in a Drogheda terrace. What is different about rewiring one?

Three things, and none of them are the wiring standard. First, the walls: solid and shared, so cable is chased and plastered back rather than fished through voids. Second, the neighbours: chasing is noisy and it carries, so we agree working hours before the first day rather than after the first complaint. Third, what you find: terraces get altered repeatedly across a century, so shared meter positions and circuits that cross a party wall turn up. We test first to establish exactly where your installation begins and ends.

We own an apartment in Dundalk. Can we rewire it?

Inside your own demise, generally yes, and the job is usually straightforward because apartment stock here is mostly recent. What needs care is the boundary. The riser, the meter position, the external walls and the parking are typically common area, so anything touching them needs the owners' management company's agreement first. We survey, tell you plainly which parts are yours and which are not, and put the options in writing so the OMC has something concrete to decide on. Your lease and your management company are the authority on the boundary, not us.

Can we get a car charger in an apartment car park?

Sometimes, and the first question is not electrical. If the parking is common area, the management company decides, and in a shared car park the workable answer is often shared infrastructure rather than one private charger per space, because the supply feeding the block was never sized for every space charging at once. We can survey the parking, set out what the building can actually carry, and give the OMC the technical answers it needs to make a decision. What we cannot do is promise you a charger before that conversation has happened.

Our house near Ardee is a 1970s semi. Which is it?

That is the band where the decade alone answers nothing: 14,129 Louth homes, 29.4% of the county, sit in it. The band spans the changeover from rubber-insulated cable to PVC and from fuse wire to breakers, so two houses ten years apart need different work while looking the same from the road. Insulation resistance circuit by circuit, earth continuity, and whether the lighting has a protective conductor settle it. Where the cable tests sound, this becomes a fuse board upgrade rather than a rewire.

Can we stay in the house while it is done?

For a board change, yes: power off for a few hours, typically a morning. For a partial rewire, yes, room by room with power everywhere else. For a full terrace rewire most people stay, because moving out of a mid-terrace is rarely practical, so the work is sequenced to keep the kitchen and at least one bedroom usable throughout. That sequencing adds a day or two against an empty house and it is priced accordingly rather than discovered later. A three-bed is typically five to eight working days for a team of two.

Will I get a certificate?

Yes, on the day the work finishes. A Completion Certificate is legally mandatory for electrical works other than minor works, and only a Registered Electrical Contractor can issue one. Ours comes with the test results attached. In an apartment or a managed development, keep a copy for your own records and expect the management company to want sight of certification for anything that touched common areas.

Do you actually cover both ends of the county?

Yes, and on the same runs. Drogheda and its surrounds took 2,068 of the county's 3,790 new homes in three years and the Dundalk areas another 1,372, so both towns are regular ground for us rather than occasional trips. The practical difference between them is not distance, it is building type: what we meet in an old Drogheda terrace and what we meet in a recent Dundalk apartment are two different jobs, and we quote them differently because they are.
