Why Longford Prices Differ
Longford has no volume builder setting the first fix price
Longford recorded 343 new home completions between 2023 and 2025, and 192 of them were one-off houses. Scheme houses accounted for 96, or 28 per cent, and apartments for 55, or 16 per cent. Longford is the only county we cover where one-off houses outnumber estate houses, and it carries the lowest scheme share on our patch. Set that against a total housing stock of 15,623 and the picture is clear enough: this is a county of individual sites, not of phases.
Those 343 completions over three years work out at roughly two new homes a week across the whole county, and the yearly split was 119, then 126, then 98. At that volume no builder here is running repeat phases of the same house type, which is where a going rate normally comes from. On a large estate an electrician prices plot two off plot one. In Longford there is usually no plot one. There is no developer electrical specification doing the rounds either, so nothing to copy.
That cuts both ways, and we would rather say so. It means we cannot quote you off somebody else's estate, and it means the price has to be built from your drawings, your site and the services you are putting in. So the questions we ask before pricing a Longford build are longer than they would be in a commuter county. We do that on purpose. The return is a price tied to your house rather than to a house someone else built, and a figure that holds once the decisions are made. What we ask before we price a build
With no local benchmark, the pricing starts with your drawings. We want the floor plans marked up room by room, the site layout showing where the house sits relative to the boundary and the meter position, and a straight answer on your heat source, whether you are putting in solar panels, whether an EV charger is going on the wall now or later, and how the house is being built, blockwork or timber frame. Timber frame changes the first fix completely, because the wiring goes in with the frame rather than after it. In Longford, where 192 of 343 new homes since 2023 were one-offs, every one of those answers is different.
How the price gets built from drawings
We walk the drawing room by room and count what actually goes in: sockets, lighting points, switch drops, smoke and heat alarms, data outlets, the run to the fuse board and the run out to any garage or shed. That count, plus the cable route lengths off the site layout, is the price. Where a decision is still open, say the EV charger or the heat pump position, we carry it as a provisional item and leave the cable capacity in so you are not chasing walls later. Once you sign off the room by room count the figure is fixed, and the job is certified to IS 10101 at handover. That process is the same whether you are building near Longford town or out past Granard.
Two new homes a week across the county
Longford completed 119 homes in 2023, 126 in 2024 and 98 in 2025. How much does it cost to wire a new house in Longford?
We do not publish a figure for Longford new builds, and anyone who gives you one over the phone is guessing. Of the 343 homes completed here between 2023 and 2025, 192 were one-offs built to their own drawings. Point count, cable runs, heat source and whether the house is timber frame or blockwork move the number more than anything else does. Send us the drawings and you get a room by room count and a fixed figure back. The only price we publish anywhere on this site is an indicative range for a full rewire of a 3-bed semi, €7,000 to €12,000 including VAT and the Safe Electric certificate. That is a different job and it is not a quote.
Why do you ask so many questions before quoting?
Because there is no local benchmark to fall back on. In a county where 96 of 343 new homes were scheme houses, only 28 per cent of the total, there is no volume builder repeating a house type and no developer specification we could price against. So the questions replace the benchmark. We need the marked up floor plans, the site layout with the meter position, your heat source, whether solar or an EV charger is going in now or later, and the construction method. It takes twenty minutes on the phone and it is the difference between a real price and a number that moves twice before first fix.
When should I get the electrician out to my Longford site?
Twice, ideally. Once at drawing stage, before the walls go up, so the meter position, the board location and the cable routes are decided on paper instead of on site. Then again for first fix, when the roof is on and the windows are in but before the plasterer or the slabber arrives. Longford completed 98 homes in 2025 across the whole county, so we are not passing your site every day on the way to another plot. I am buying a house in a new Longford scheme. Does this apply?
Only partly. Of the 343 homes completed between 2023 and 2025, 96 were scheme houses and 55 were apartments, and in both cases the electrical specification is set by the builder before you ever see it. The useful question then changes. Ask the builder, in writing and before the walls close, what is included as standard and what is charged as an extra. We are usually called into those houses later, after people have moved in, for extra sockets, outside lights, an EV charger or a data run to a home office. That work is certified to IS 10101 the same as any other job.
Do you cover Granard and Ballymahon, or just Longford town?
All of the county, and the numbers say we have to. Completions split 122 in the Longford electoral area, 118 in Granard and 104 in Ballymahon, so there is no one town where the work sits. What certification do I get at the end of a new build?
A completion certificate from Safe Electric, issued by the registered electrical contractor who did the work, with the installation tested and certified to IS 10101. It is asked for at connection stage and your engineer or architect will look for it as part of the sign off on the house. Ask for the certificate to be in your name and keep it with the house file, because it is the document a solicitor asks for years later when you sell.
