Why Kilkenny Quotes Vary So Much
One city builds, the county ages
858 of the county’s 1,575 new homes between 2023–2025 went up around Kilkenny City, more than everywhere else combined. Callan and Thomastown together took 310 and Castlecomer 199, against housing that runs a generation or two older. The county’s other growth corner is not really a Kilkenny town at all: Piltown’s 202 completions are substantially Ferrybank, which is Waterford city’s northern suburbs sitting inside County Kilkenny. The result is a county where the ring estates need boards and car chargers while the market towns and the farmhouses carry the genuine rewire questions. A quote that does not know which Kilkenny you are in is guessing at the job.

Usually a genuine rewire
Split between the old town cores and the farmhouses. Rubber-insulated cable at the end of its life, lighting circuits with no earth, and on farms a yard supply that was wired whenever the sheds were built.
Depends which end of the band
Concentrated in and around the market towns. PVC cable that reads as modern from the attic, but rewireable fuse carriers and no RCD anywhere are still routine finds at the board.
Almost never a rewire
The estates on the city ring and the Ferrybank side. Sound cable, an earth on every circuit, and a board that dates faster than the wiring it protects. The job is the board, not the cable.
Capacity, not replacement
Mostly around the city, where the building is. Nothing is degrading. The question is whether the board has a way free for the car charger nobody specified for it.

Three things that decide a Kilkenny rewire quote
We test before we quote, and the readings go to you
Insulation resistance, earth continuity, loop impedance and RCD trip times, circuit by circuit, in about twenty minutes. On a county where half the stock predates 1991 the temptation is to condemn by age, and the readings regularly refuse to cooperate: a 1970s bungalow that tests sound is a board job, not a rewire, and we will say so. You get the numbers themselves either way, including when they show the cheap answer.
On a farm, the house is only half the survey
A Kilkenny farmhouse rewire rarely stops at the back door. There is a submain feeding the yard, sheds wired at three different times by three different hands, and often a pumped water supply. All of it hangs off the same board, so we test the outbuildings and the submain alongside the house circuits. It is routinely the yard side, not the house side, that explains the tripping that prompted the call.
Old-core walls decide more of the price than the cable does
In the older town-centre buildings the walls are solid stone or brick, so cable is chased rather than fished, and every chase has to be plastered back. Whether that making good is inside the price is the single commonest reason two quotes on the same building sit far apart. Ours states which it is, in writing, and on protected structures we plan the runs so the fabric is disturbed as little as possible.

How much does a rewire cost in Kilkenny?
€7,000 to €12,000 is a realistic range for a three-bed semi, with VAT and the Safe Electric certificate included. It is an indicative range rather than a quote. Circuit count, spec, occupied or empty, wall construction and how much making good is included all move it, and in the county's older stone buildings the making good carries a bigger share than people expect. The accurate number comes after testing, as a fixed written price.
Our estate outside the ring road went up in 2004. Do we need a rewire?
Almost certainly not. That estate is part of the 41.4% of Kilkenny homes built between 1991 and 2010, and houses of that age were wired in PVC twin-and-earth with an earth on every circuit. What dates is the board: grouped RCD protection rather than an RCBO per circuit, no surge protection, and no spare way for a car charger. That is a board upgrade, a fraction of rewire money. The only way to be certain is a test, because the answer lives in the readings rather than the year.
We have an old townhouse near the city centre. Is that a full rewire?
It is a candidate, and it is also exactly the building where we refuse to guess. Old-core buildings have usually been worked on many times over their life, so what is behind the plaster now is a mix of eras. Testing separates the circuits that have genuinely failed from the ones with years left, and on period and protected buildings we stage the work so the fabric is opened as little as possible. Sometimes that means a full rewire done carefully. Quite often it means a partial rewire built on the test results.
It is a farmhouse near Castlecomer with sheds and a well. What does that involve?
More than a town house, and it is priced honestly as such. The house circuits are the straightforward part. The yard adds a submain, shed wiring of mixed age, and pumped water: a well pump with a pressure vessel, and each pump needs its own protected circuit. We test all of it, because the board in the kitchen is protecting the whole holding, and the fault that trips it is as likely to be in a shed as in the house. You get one report covering house and yard, and a quote split the same way so you can stage the work.
We are in Ferrybank. Do you cover us, and is that Kilkenny or Waterford?
We cover you, and you are in County Kilkenny even though the address reads as Waterford. Practically it makes no difference to the work: Ferrybank stock is mostly estate housing from the late nineties onward, so the common jobs are board upgrades, added circuits and car chargers rather than rewires. We serve that side of the county on the same runs as Waterford, so a Ferrybank call is not waiting on a Kilkenny City routing.
Can we stay in the house while it is done?
For a board change, yes: the power is off for a few hours, typically a morning. For a partial rewire, yes, room by room with power available everywhere else. For a full rewire most people either move out or live in one end of the house while we work through the other, because floors come up and the power is off for stretches. A three-bed is typically five to eight working days for a team of two, and the quote comes with a day-by-day plan so you know which rooms are affected when.
Will I get a certificate?
Yes, on the day the work finishes. A Completion Certificate is legally mandatory for electrical works other than minor works, and only a Registered Electrical Contractor can issue one. Ours comes with the test results attached rather than a one-line pass. Keep it with the house papers: a buyer's solicitor will ask for it, and so will the next electrician.
Do I need a rewire before selling?
No law requires one. What happens in practice is that the surveyor flags an older installation, the buyer's solicitor asks for certification, and the question arrives mid-sale with a deadline on it. On a county where half the housing predates 1991 that sequence is common. Testing before the house lists turns it into a planned decision: hand over a sound report, or know exactly which circuits need attention and price it into the negotiation rather than losing it at closing.
